Ready, Set, SOLD!

We have been fixing up our Northern Virginia house since we moved in a little over 3 years ago with the hopes of making a nice profit when we moved.

Sadly, the past 3 years have come and gone very quickly and before we knew it, it was nearly time to put it up for sale.  The realtor we selected advised that we list about a week before Spring break began (~Mid March).  In January, we started getting serious about decluttering, deep cleaning and preparing to sell.

We hired a stager to help us arrange the rooms and we ended up renting some of her decor to spruce up a few of the rooms.  Out of everything we did to prepare to sell, I think hiring a stager had the largest impact!

From when we listed on Friday to when we "reviewed all offers" on Monday, we had ~25 private showings and an open house on Sunday.  Our realtor had printed about 40 glossy brochures and she ran out in the first hour of the open house (so we don't know exactly how many groups came through in 3 hours, but it was a ton!!).

At the end of the weekend, we had 9 offers.  All had escalation clauses and were compliant with our vacate date in June!  We were blown away and incredibly thankful.

We accepted an offer about 5% above listing price and ended up selling the house for about 20% more than paid for it 3 years ago!  All the hard work paid off and it feels great to be SOLD!

Here are the professional pictures taken of our house for the listing.  We couldn't believe how beautiful it looked!
